If planning looks achievable, I make you an offer; a fixed price I would pay to buy the site, agreed in writing before anything else happens. For some sites that number is higher than what the land would fetch today; for others it is broadly in line. Either way you see it before signing, and you are free to say no.
If planning isn’t going to work, the arrangement simply falls away. No fees, no obligations, and the land remains entirely yours, unchanged.

I am an architect by training, based in London. Most developers look at land and see what could be quickly built and sold. I tend to look at it the way an architect does; what could be designed there, who it could serve, what the right thing to do with this piece of ground might be.
